The AmericInn Lodge & Suites of Lincoln North

We completed the sale of the AmericInn of Lincoln North, Lincoln, NE. This assignment came to us after a severe decline in hotel revenues from previous years. The property has a good location in the North Lincoln retail market directly off of the interstate, but had gone through a serious decline in revenue from a high in 2007.

Sale Highlights: We determined that while the national market, and this hotel, had gone through a dramatic decline in revenues, the Lincoln market as a whole had sustained itself relatively well. In addition, our research showed that there were several room night generators in this market that were going to begin producing again. We anticipated that this market would rebound soon and we directed that information to potential buyers in our marketing.

Interest from prospective buyers was high with this property and we cultivated several offers in a standardized Letter of Intent format so that our client could make a fair comparison between offers. We negotiated a purchase agreement with an especially well qualified buyer that satisfied the sellers goals.

Once the property went under contract it closed in 54 days.
